The Semi-Custom Design Process
Our semi-custom design process is all about helping YOU create the best home for YOUR lifestyle and needs. You’ll be guided through a collaborative, streamlined, and fun design process with your dedicated Hereabout designer.
01 Workshop
We kick the process off with a deep-dive workshop. We’ll get to know your wants, needs, and lifestyle through a questionnaire and workshop call in order to make the right design decisions for you.
02 Sketch
We start to bring your ideas to life. We’ll share two layout options for you to choose between for each area that you want to revise. Included in this phase is a design review call over zoom.
03 Refine
We develop your selected options into one beautiful plan for your approval. Get excited - we’ll also share 3D views of the interior and exterior of your new customized home. Choose to get a customized Planning Set or move right into your customized Build Set.
04 Production
Once we get the green light from you, we get to work on updating The Build Set for your unique home.
05 Delivery
Your semi-custom blueprints will head to (the digital) printer and will be delivered to your inbox.

Our process is very comprehensive, but it doesn’t include a few items, as described below.
REVISED STRUCTURAL DRAWINGS
Typically, the structural drawings will need to be updated based on your customized revisions. The fee to update the structural drawings is not included in this proposal. The structural consultant is available or you may use a structural engineer of your choice. The structural consultant is licensed in every state, can modify the structural requirements for your land, and can stamp the structural drawings for local permitting, if necessary. We can assist in coordination with them.ARCHITECTURAL STAMP
We not include an architectural stamp on the architectural drawings. If required for your jurisdiction, please reach out to us.
MECHANICAL SYSTEMS
It is always best to choose a mechanical system (heating/cooling/ventilation) based on your specific location and preferences. We do not size, suggest, or design the mechanical system for you.
FINISH SELECTIONS
We not include specific suggestions on interior/exterior finishes, fixtures, or furniture selections.
DIGITAL FILES
While we don’t include digital files in your base package, we’re happy to export any digital files from the architectural set:- CAD Files & Sketch-Up Model: $850
- 3D Walk-through Video: $1,275
- Other files types as requested.

The semi-custom process starts at $6,200 for a customized build set, including the design process and a license to build the home. The fees are dependent on how much you're interested in customizing. After we learn more about your goals, we'll create a proposal for you that outlines the design fees and scope for your project.
