The Semi-Custom Design Process

We'd be thrilled to adapt one of our homes to coordinate with your lifestyle. To get started, request a quote and join us on an intro call.
We'll respond with a comprehensive proposal. Within this proposal you'll be able to review the design fees, approve the terms, and reserve your space.

With your project on our desks, we’ll first get to know your unique wants and needs. Then, we’ll start designing. We’ll send you design options, work through any tweaks, and make sure you are 100% happy.
Design typically takes 1-3 weeks.

Once your designs are approved, we’ll update your drawing set. Depending on the specifics of your project, production will take between 1-3 weeks to complete.
Your semi-custom blueprints will then head to (the digital) printer and will be delivered to your inbox!

If you want to review and make changes to your electrical and lighting plan, add this on. The electrical and lighting plan shows locations for outlets, switches, lighting, fans, and smoke detectors.
Note: We’ll update this plan where your customizations impact it, but some folks want to review and make changes to the entire house for their lighting & outlet preferences.

If you want to review and make changes to your interior finish plan (where each interior finish is and what finish is suggested) and your cabinetry layouts, add this on. We supply location and suggestion for interior finishes, but not exact finishes colors/brands, style, etc.
Note: We’ll update this plan where your customizations impact it, but some folks want to review and make changes to the entire house for their interior preferences.

If you want to review and make changes to the window and door locations and operation styles, add this on.

We’ll create a 2D site mock-up of your land to test out how your plan can fit on your lot. We’ll review home placement, orientation, and buildable area. You’ll receive a site plan with property lines, your selected home placed, and any setback information you’ve provided to us.
If you have a survey done of your property, we can build your land in 3D and place your customized home on it for you to see how your home sits on the land.

DO IT ALL WITH OUR SIGNATURE PROCESS
For bigger customization requests, we’ll recommend The Signature Process. With this deep dive, exploratory design process, we collaborate with you to determine what makes sense for you to customize. The process affords flexibility, more design, and more 1:1 time with our studio.
